{"data":{"id":"us-co/c.r.s.-29-27-503","jurisdiction":"us-co","citation":"C.R.S. § 29-27-503","heading":"Just and reasonable compensation.","body":"(1) A property owner, as defined in section 29-27-501 (5), is entitled to just and reasonable compensation from a provider, as defined in section 29-27-501 (6), who obtains access to a multiunit building, as defined in section 29-27-501 (4), from a property owner. The property owner and the requesting provider shall attempt to reach a mutually acceptable agreement regarding reasonable and non-discriminatory compensation due to the property owner as a result of the requesting provider's installation of broadband facilities. In establishing the amount that will constitute reasonable compensation the parties shall consider:\n\n(a) The extent to which the broadband facilities physically occupy the property;\n\n(b) The actual long-term damage the broadband facilities may cause to the property;\n\n(c) The extent to which the broadband facilities would interfere with the normal use and enjoyment of the property;\n\n(d) The monthly cost of utilities to service the provider's broadband facilities; and\n\n(e) The diminution or enhancement in value of the property resulting from the availability of the broadband internet service.","path":["Title 29 - GOVERNMENT - LOCAL","Article 27 - Competition in Utility and Entertainment Services","Part 5 - ACCESS TO MULTIUNIT BUILDINGS"],"source_url":"https://olls.info/crs/crs2026-title-29.htm","current_through":"Colorado Revised Statutes 2026","vintage":"","retrieved_at":"2026-09-14T18:37:45Z","sha256":"db8193eba1d0a476a663c26c745e2e4c06c424385b9d427eae978ee114df81fc","source_id":"us-co","stale":false,"prev":"us-co/c.r.s.-29-27-502","next":"us-co/c.r.s.-29-28-101"},"notice":"GroundRules: Original legal text.
