{"data":{"id":"us-co/c.r.s.-38-12-1202","jurisdiction":"us-co","citation":"C.R.S. § 38-12-1202","heading":"Definitions.","body":"As used in this part 12, unless the context otherwise requires:\n\n(1) \"Dwelling unit\" means a structure or the part of a structure that is used as a home, residence, or sleeping place by a tenant. \"Dwelling unit\" includes a mobile home, as defined in section 38-12-201.5 (2).\n\n(2) \"Immigration or citizenship status\" means a person's actual or perceived immigration or citizenship status.\n\n(3) \"Landlord\" means the owner, manager, lessor, or sublessor of a residential premises.\n\n(4) \"Rental agreement\" means any agreement, written or implied by law, between a landlord and a tenant embodying the terms and conditions concerning the use and occupancy of a residential premises.\n\n(5) \"Residential premises\" means a structure of which one or more dwelling units are part, including any immediately surrounding property that is owned by or subject to the exclusive control of a person who controls such a dwelling unit.\n\n(6) (a) \"Tenant\" means a person entitled under a rental agreement to occupy a dwelling unit to the exclusion of others.\n\n(b) \"Tenant\" includes a prospective tenant or any other person seeking to occupy a dwelling unit to the exclusion of others.","path":["Title 38 - PROPERTY - REAL AND PERSONAL","Article 12 - Tenants and Landlords","Part 12 - IMMIGRANT TENANT PROTECTION ACT"],"source_url":"https://olls.info/crs/crs2026-title-38.htm","current_through":"Colorado Revised Statutes 2026","vintage":"","retrieved_at":"2026-09-14T18:37:45Z","sha256":"ca556eeb3f93bbd947383d34ebc802851e0995be1e6ad3a6367f2a7d3d8f81fa","source_id":"us-co","stale":false,"prev":"us-co/c.r.s.-38-12-1201","next":"us-co/c.r.s.-38-12-1203"},"notice":"GroundRules: Original legal text.
