{"data":{"id":"us-co/c.r.s.-38-12-501","jurisdiction":"us-co","citation":"C.R.S. § 38-12-501","heading":"Legislative declaration - matter of statewide concern - purposes and policies.","body":"(1) The general assembly hereby finds and declares that the provisions of this part 5 are a matter of statewide concern. Any local government ordinance, resolution, or other regulation that is in conflict with this part 5 shall be unenforceable.\n\n(2) The underlying purposes and policies of this part 5 are to:\n\n(a) Simplify, clarify, modernize, and revise the law governing the rental of dwelling units and the rights and obligations of landlords and tenants;\n\n(b) Encourage landlords and tenants to maintain and improve the quality of housing;\n\n(c) Make uniform the law with respect to the subject of this part 5 throughout Colorado;\n\n(d) Promote public health by ensuring rental housing is safe and healthy for tenants; and\n\n(e) Protect and provide remedies for tenants who experience uninhabitable conditions at their residential premises.\n\n(3) This part 5 should be broadly interpreted to achieve its intended purpose.","path":["Title 38 - PROPERTY - REAL AND PERSONAL","Article 12 - Tenants and Landlords","Part 5 - OBLIGATION TO MAINTAIN RESIDENTIAL PREMISES - UNLAWFUL REMOVAL"],"source_url":"https://olls.info/crs/crs2026-title-38.htm","current_through":"Colorado Revised Statutes 2026","vintage":"","retrieved_at":"2026-09-14T18:37:45Z","sha256":"83b9fe0c7255d04bda4e1abf1e89946dfb785104b96cf56e72cd3bded3d58d29","source_id":"us-co","stale":false,"prev":"us-co/c.r.s.-38-12-402","next":"us-co/c.r.s.-38-12-502"},"notice":"GroundRules: Original legal text.
