{"data":{"id":"us-co/c.r.s.-39-11.5-401","jurisdiction":"us-co","citation":"C.R.S. § 39-11.5-401","heading":"Certificate of option for a treasurer's deed - issuance - priority.","body":"(1) No later than three business days from the date of a public auction, a treasurer shall execute and record in each county where a property or a portion thereof is located a certificate of option for a treasurer's deed containing:\n\n(a) The names of the property owner;\n\n(b) The description of the property;\n\n(c) The sum paid for the property;\n\n(d) The name and mailing address of the purchaser;\n\n(e) A statement that the purchaser or assignee of the certificate of option for a treasurer's deed is entitled to a treasurer's deed at the expiration of the repurchase period provided under part 3 of this article 11.5 unless a repurchase is made;\n\n(f) The treasurer's deed number;\n\n(g) The date of the public auction; and\n\n(h) An attached exhibit that is a copy of the mailing list created for the public auction pursuant to section 39-11.5-105 and any amendment to that mailing list, which exhibit must be recorded with the certificate of option for treasurer's deed.\n\n(2) The failure of a treasurer to comply with this section does not affect the validity of a public auction or vesting of title in the name of the holder of the certificate of option for a treasurer's deed or certificate of repurchase.\n\n(3) The lien represented by a certificate of option for a treasurer's deed has the same priority as the certificate of purchase sold at a tax lien sale.","path":["Title 39 - Taxation","Article 11.5 - Issuance of Treasurer's Deeds","Part 4 - CERTIFICATE OF OPTION FOR A TREASURER'S DEED"],"source_url":"https://olls.info/crs/crs2026-title-39.htm","current_through":"Colorado Revised Statutes 2026","vintage":"","retrieved_at":"2026-09-14T18:37:45Z","sha256":"d1118ad664d291960a4f3a0c7695a9af3fe15af7caaf858f33d2bd7bff4164d2","source_id":"us-co","stale":false,"prev":"us-co/c.r.s.-39-11.5-304","next":"us-co/c.r.s.-39-11.5-402"},"notice":"GroundRules: Original legal text.
