{"data":{"id":"us-ky/krs-132.690","jurisdiction":"us-ky","citation":"KRS 132.690","heading":"Annual revaluation of real property -- Quadrennial examination of real","body":"property -- Methods of examination -- Emergency revaluation.\n(1) (a) Each parcel of taxable real property or interest therein subject to assessment\nby the property valuation a dministrator shall be revalued during each year of\neach term of office by the property valuation administrator at its fair cash\nvalue in accordance with standards and procedures prescribed by the\ndepartment and shall be examined no less than once every fou r (4) years by\nthe property valuation administrator.\n(b) For any real property upon which any improvements have been made since the\nprior examination, the property valuation administrator or his or her deputy\nshall perform an on-site, in-person visual examination of the real property and\nthe improvements. The examination shall be conducted in a manner approved\nby the department and for the purpose of gathering any necessary information\nrelated to the characteristics of the real property and the improvement s for\npurposes of assessing their value. Any subsequent examination of the real\nproperty for purposes of assessing its value by the property valuation\nadministrator or his or her deputy shall be performed by:\n1. On-site, in-person visual examination;\n2. Use of digital imaging technology as defined by the International\nAssociation of Assessing Officers Standard on Mass Appraisal of Real\nProperty; or\n3. Any other examination method approved by the department.\n(c) In accordance with standards and procedures prescribed by the department, the\nproperty valuation administrator shall submit an assessment schedule to the\ndepartment and shall maintain a record of the examination and revaluation for\neach parcel of real property which shall include the inspection dates and any\nother relevant information.\n(2) The right of any individual to appeal the assessment on his property in any year as\nprovided in KRS 133.120 shall in no way be affected by this section.\n(3) If the property valuation administrator fails to revalue pr operty as required by this\nsection, the department shall have the authority to order an emergency revaluation\nin the same manner as provided for emergency assessments by KRS 132.660. Any\nproperty valuation administrator willfully violating the provisions o f subsection (1)\nof this section or who refuses to comply with the directions of the department to\ncorrect the assessment shall have his compensation suspended by the department\nand shall be subject to removal from office as provided by KRS 132.370(4) and\nshall be subject to the provisions of KRS 132.620 and 61.120.\n(4) Nothing in this section shall prohibit action by the department under the provisions\nof KRS 133.150 or 132.660 in any year in which the department determines such\naction to be necessary.","path":["KRS Chapter 132"],"source_url":"https://apps.legislature.ky.gov/law/statutes/statute.aspx?id=45562","current_through":"Includes enactments through the 2026 Regular Session","vintage":"09/05/2026","retrieved_at":"2026-09-05T20:50:24Z","sha256":"00f9d753db68368f0edbf92cc0517f3e85bcf9ed270db1a1649dd2f279a16f97","source_id":"us-ky","stale":false,"prev":"us-ky/krs-132.680","next":"us-ky/krs-132.700"},"notice":"GroundRules: Original legal text.
