{"data":{"id":"us-ky/krs-198b.700","jurisdiction":"us-ky","citation":"KRS 198B.700","heading":"Definitions for KRS 198B.700 to 198B.738.","body":"As used in KRS 198B.700 to 198B.738, unless otherwise provided:\n(1) \"Applicant\" means an individual who applies for a license as a home inspector;\n(2) \"Board\" means the Kentucky Board of Home Inspectors established in KRS\n198B.704;\n(3) \"Client\" means a per son who contracts with a licensed home inspector to obtain a\nhome inspection and subsequent written home inspection report;\n(4) \"Home inspection\" means a visual analysis performed for compensation for the\npurpose of providing a professional opinion and hom e inspection report by a\nlicensed home inspector, regarding the condition of a residential dwelling and the\ndwelling's attached garages and carports, any reasonable accessible installed\ncomponents, and the operation of the dwelling's systems, including any  controls\nnormally operated by the owner of the dwelling, for systems and components in the\nstandards of practice established by the board. Home inspection shall not include a\ncode compliance inspection, or an inspection required under the National\nManufactured Housing Construction and Safety Standards Act of 1974, 42 U.S.C.\nsecs. 5401 et seq., as amended, and rules and regulations issued thereunder, or KRS\n227.600 regarding manufactured homes;\n(5) \"Home inspection report\" means a written report prepared by  a licensed home\ninspector for compensation and issued after a home inspection. The report shall\ninclude the following:\n(a) A report on any system or component inspected that, in the professional\nopinion of the inspector, is significantly deficient;\n(b) The inspector's recommendation to repair or monitor deficiencies reported\nunder paragraph (a) of this subsection;\n(c) A list of any systems or components that were designated for inspection in the\nstandards of practice adopted by the board but that were not inspected; and\n(d) The reason a system or component listed under paragraph (c) of this\nsubsection was not inspected;\n(6) \"Home inspector\" means an individual who performs home inspections for\ncompensation;\n(7) \"Licensee\" means a person who performs home in spections and who is licensed\nunder KRS 198B.700 to 198B.738 as a home inspector; and\n(8) \"Residential dwelling\" means a structure consisting of at least one (1) but not more\nthan four (4) units, each designed for occupancy by a single family, whether the\nunits are occupied or unoccupied.","path":["KRS Chapter 198B"],"source_url":"https://apps.legislature.ky.gov/law/statutes/statute.aspx?id=39899","current_through":"Includes enactments through the 2026 Regular Session","vintage":"09/05/2026","retrieved_at":"2026-09-05T20:51:52Z","sha256":"3606e136776a53f070d2b0e6cda900d12a5a5f1fe99aea01c518578e6e9c3860","source_id":"us-ky","stale":false,"prev":"us-ky/krs-198b.689","next":"us-ky/krs-198b.702"},"notice":"GroundRules: Original legal text.
