{"data":{"id":"us-ky/krs-286.8-270","jurisdiction":"us-ky","citation":"KRS 286.8-270","heading":"Duties of mortgage loan broker -- Advanced disclosure of fee required.","body":"(1) A mortgage loan broker shall comply with the following duties:\n(a) A mortgage loan broker shall exercise good faith and fair dealing, shall act in\nthe best interest of the borrower, and shall not compromise a borrower's right\nor interest in favor of another's right or interest;\n(b) A mortgage loan broker shall disclose to borrowers all material facts of which\nthe mortgage loan broker has knowledge that might reasonably affect the\nborrower's rights, interests, or ability to receive the borrower's intende d\nbenefit from the residential mortgage loan; and\n(c) A mortgage loan broker shall provide a written accounting to a borrower for\nall the borrower's money and property received by the broker.\n(2) Nothing in this section shall prohibit a mortgage loan broker from contracting for or\ncollecting a fee for services rendered from the borrower or lender if the fee has been\nproperly disclosed to the borrower in advance of providing of such services.","path":[],"source_url":"https://apps.legislature.ky.gov/law/statutes/statute.aspx?id=14890","current_through":"Includes enactments through the 2026 Regular Session","vintage":"09/05/2026","retrieved_at":"2026-09-05T20:57:14Z","sha256":"f8f3fe5d6205e2b0f23e12a64d8817cd6b24ae1fd59ab0793533200a905586b9","source_id":"us-ky","stale":false,"prev":"us-ky/krs-286.8-260","next":"us-ky/krs-286.8-275"},"notice":"GroundRules: Original legal text.
