{"data":{"id":"us-ky/krs-324.235","jurisdiction":"us-ky","citation":"KRS 324.235","heading":"Definitions for KRS 324.235 to 324.238.","body":"As used in KRS 324.235 to 324.238, unless the context requires otherwise:\n(1) (a) \"Commercial real estate\" means any parcel of real estate located in this state\nthat is:\n1. Lawfully used primarily for sales, retail, wholesale, office, research,\ninstitutional, warehouse, manufacturing, or industrial purposes;\n2. Lawfully used primarily for multifamily residential purposes involving\nfive (5) or more dwelling units; or\n3. Zoned for a business or commercial use by a planning unit acting\npursuant to KRS Chapter 100.\n(b) \"Commercial real estate\" does not include single -family residential units such\nas condominiums, townhouses, manufactured homes, or homes or lots in a\nsubdivision when sold, or residential units otherwise conveyed on a unit -by-\nunit basis, even if t hose units are a part of a larger building or parcel of real\nestate containing more than four (4) residential units;\n(2) \"Cooperation agreement\" means a written co-brokerage, referral, affiliation, or other\nagreement or arrangement between an out -of-state principal broker and a Kentucky\ncooperating broker;\n(3) \"Kentucky cooperating broker\" means a principal broker licensed under this chapter\nwho has entered into a written cooperation agreement with an out -of-state principal\nbroker;\n(4) \"Out-of-state principal broker\" means an individual who is licensed as a real estate\nbroker in a jurisdiction other than Kentucky, and who is the designated broker with\nwhom one (1) or more out-of-state licensees are affiliated or associated; and\n(5) \"Out-of-state licensee\" me ans an individual who is licensed as a real estate broker\nor real estate sales associate in a jurisdiction other than Kentucky, and who is\naffiliated or associated with an out-of-state principal broker.","path":["KRS Chapter 324"],"source_url":"https://apps.legislature.ky.gov/law/statutes/statute.aspx?id=31588","current_through":"Includes enactments through the 2026 Regular Session","vintage":"09/05/2026","retrieved_at":"2026-09-05T20:58:19Z","sha256":"a317bf9156eff8294a7165e5519997d7e8b6d3f75f89c7998e9e23456e987e3a","source_id":"us-ky","stale":false,"prev":"us-ky/krs-324.230","next":"us-ky/krs-324.236"},"notice":"GroundRules: Original legal text.
