{"data":{"id":"us-ky/krs-383.610","jurisdiction":"us-ky","citation":"KRS 383.610","heading":"Rules and regulations.","body":"(1) A landlord, from time to time, may adopt a rule or regulation, however described,\nconcerning the tenant's use and occupancy of the premises. It is enforceable against\nthe tenant only if:\n(a) Its purpose is to promote the convenience, safety, or welfare of  the tenants in\nthe premises, preserve the landlord's property from abusive use, or make a fair\ndistribution of services and facilities held out for the tenants generally;\n(b) It is reasonably related to the purpose for which it is adopted;\n(c) It applies to all tenants in the premises in a fair manner;\n(d) It is sufficiently explicit in its prohibition, direction, or limitation of the\ntenant's conduct to fairly inform him of what he must or must not do to\ncomply;\n(e) It is not for the purpose of evading the obligations of the landlord; and\n(f) The tenant has notice of it at the time he enters into the rental agreement, or\nwhen it is adopted.\n(2) If a rule or regulation is adopted after the tenant enters into the rental agreement that\nworks a substanti al modification of his bargain it is not valid unless the tenant\nconsents to it in writing.","path":["KRS Chapter 383"],"source_url":"https://apps.legislature.ky.gov/law/statutes/statute.aspx?id=35739","current_through":"Includes enactments through the 2026 Regular Session","vintage":"09/05/2026","retrieved_at":"2026-09-05T20:59:14Z","sha256":"96b2c22a62529541de16d71d5c79bdab5e455e76be646296293c9955d41ac018","source_id":"us-ky","stale":false,"prev":"us-ky/krs-383.605","next":"us-ky/krs-383.615"},"notice":"GroundRules: Original legal text.
