{"data":{"id":"us-ky/krs-99a.010","jurisdiction":"us-ky","citation":"KRS 99A.010","heading":"Definitions for chapter.","body":"As used in this chapter unless the context otherwise requires:\n(1) \"Corporation\" means the Kentucky Housing Corporation;\n(2) \"Executive director\" means the executive director of the Kentucky Housing\nCorporation;\n(3) \"Insurer\" means any company qualified to  write mortgage guaranty insurance in\naccordance with Subtitle 23 of KRS Chapter 304;\n(4) \"Local government\" means a county, city, consolidated local government, or urban -\ncounty;\n(5) \"Mortgage\" shall mean a first mortgage on real estate, in fee simple, or on a\nleasehold under a lease for not less than ninety -nine (99) years which is renewable,\nor under a lease having a period of not less than fifty (50) years to run from the date\nthe mortgage was executed;\n(6) \"Mortgage guaranty fund\" means the fund created pursuant to KRS 99A.080;\n(7) \"Mortgagee\" means the original lender under a mortgage and his successors and\nassigns;\n(8) \"Mortgagor\" means the original borrower under a mortgage and his successors and\nassigns;\n(9) \"Rehabilitation\" means the process of retu rning a structure to a state of utility\nthrough repair or alteration which makes possible an efficient contemporary use\nwhile preserving those portions or features of the property which are significant to\nhistorical, architectural, and cultural values;\n(10) \"Rehabilitation loan\" means a loan, advance of credit, or purchase of an obligation\nrepresenting a loan or advance of credit, made for the purpose of financing:\n(a) The rehabilitation of an existing residential building;\n(b) The rehabilitation of such a structure and the refinancing of the outstanding\nindebtedness on such structure and the real property on which the structure is\nlocated; or\n(c) The rehabilitation of such a structure and the purchase of the structure and the\nreal property on which it is located; and\n(11) \"Residential building\" means a building in which sleeping accommodations or\nsleeping accommodations and cooking facilities as a unit are provided except when\nclassified as an institution under the Kentucky Building Code.","path":["KRS Chapter 99A"],"source_url":"https://apps.legislature.ky.gov/law/statutes/statute.aspx?id=26598","current_through":"Includes enactments through the 2026 Regular Session","vintage":"09/05/2026","retrieved_at":"2026-09-05T20:50:02Z","sha256":"8e0a05cacd270e5650d6f132bfd53ce6db6fd2966920b35b79fd016a915a8a4c","source_id":"us-ky","stale":false,"prev":"us-ky/krs-99a.005","next":"us-ky/krs-99a.020"},"notice":"GroundRules: Original legal text.
