Code, Housing and Community Development § 3–201","heading":"","body":"(a) In this subtitle the following words have the meanings indicated.\n(b) “Business project” has the meaning stated in § 4–201 of this article.\n(c) “Credit enhancement” means a guarantee, including a guarantee of an obligation backed by a pool of mortgages, or other assurance or security device issued to:\n(1) improve the credit of a qualified borrowing entity; or\n(2) upgrade the security or rating of a financial obligation, including:\n(i) a mortgage backed security;\n(ii) a certificate of participation; and\n(iii) a bond or note issued to finance a development activity described in this subtitle.\n(d) “Energy conservation project” has the meaning stated in § 4–201 of this article.\n(e) “Financing” includes acquisition financing, permanent financing, short–term bridge financing, construction financing, and refinancing of a loan or project authorized under this subtitle.\n(f) “Fund” means the Maryland Housing Fund.\n(g) “Housing” includes:\n(1) a single dwelling unit;\n(2) a multiple dwelling unit;\n(3) an accessory unit residential facility;\n(4) a shared–living unit facility, accommodating at least two individuals or families, in which some or all of the living, dining, kitchen, or sanitary facilities are shared; and\n(5) an ancillary commercial or other facility that is related to, incidental to, and supportive of the housing.\n(h) “Infrastructure project” has the meaning stated in § 4–201 of this article.\n(i) “Mortgage” includes:\n(1) a deed of trust, a security agreement, and a pledge; and\n(2) any other security arrangement securing a loan, including a mortgage, to finance:\n(i) the purchase of stock or membership in a cooperative ownership housing corporation; or\n(ii) the construction or rehabilitation of dwelling units in a cooperative ownership housing corporation.\n(j) “Public purpose project” has the meaning stated in § 4–201 of this article.\n(k) “Solar energy project” has the meaning stated in § 4–201 of this article.","path":["Article - Housing and Community Development"],"source_url":"https://mgaleg.maryland.gov/mgawebsite/Laws/StatuteText?article=ghs\u0026section=3-201","current_through":"2026-01-01","vintage":"","retrieved_at":"2026-09-14T19:59:07Z","sha256":"2c565570320b8031e17eb90c1c021bcd3d598409f8db6f875d7628adbad2f792","source_id":"us-md","stale":false,"prev":"us-md/md.-code-housing-and-community-development-3-104","next":"us-md/md.-code-housing-and-community-development-3-202"},"notice":"GroundRules: Original legal text.
