Code, Real Property § 8–205.2","heading":"","body":"(a) In this section, “utility service provider” has the same meaning stated in § 8–205.1 of this subtitle.\n(b) (1) This section applies only to a landlord of a building that contains five or fewer residential dwelling units.\n(2) This section does not apply to a landlord that requires a tenant, under an oral or written lease, to pay water, sewer, gas, or electric bills directly to the utility service provider.\n(c) A landlord that requires a tenant to make payments for water, sewer, gas, or electric utility services to the landlord shall:\n(1) Use a written lease that provides notice that the tenant is responsible for making payments for water, sewer, gas, or electric utility services to the landlord; and\n(2) Provide a copy of the water, sewer, gas, or electric utility bill to the tenant.","path":["Article - Real Property"],"source_url":"https://mgaleg.maryland.gov/mgawebsite/Laws/StatuteText?article=grp\u0026section=8-205.2","current_through":"2026-01-01","vintage":"","retrieved_at":"2026-09-14T20:00:38Z","sha256":"10fd047b800a802a835ca01f7b31233d19a85c60a0b90680dc0ea85d3246b7f0","source_id":"us-md","stale":false,"prev":"us-md/md.-code-real-property-8-205.1","next":"us-md/md.-code-real-property-8-206"},"notice":"GroundRules: Original legal text.
