Code, Real Property § 8–812","heading":"","body":"(a) This section does not apply to a:\n(1) Home equity line of credit;\n(2) Loan secured by an indemnity deed of trust; or\n(3) Commercial loan.\n(b) Before the settlement of a loan secured by a mortgage or deed of trust on residential real property improved by four or fewer single–family units that is subject to a redeemable ground rent, the settlement agent shall notify the borrower that:\n(1) The borrower has the right to redeem the ground rent under § 8–804 of this subtitle;\n(2) The redemption amount is fixed by law but may also be negotiated with the ground lease holder for a different amount;\n(3) It may be possible to include the amount of the redemption in this loan;\n(4) For information on redeeming the ground rent, the borrower should contact the ground lease holder; and\n(5) For information on including the amount of the redemption in this loan, the borrower should contact the lender or credit grantor making this loan.","path":["Article - Real Property"],"source_url":"https://mgaleg.maryland.gov/mgawebsite/Laws/StatuteText?article=grp\u0026section=8-812","current_through":"2026-01-01","vintage":"","retrieved_at":"2026-09-14T20:00:38Z","sha256":"c44ac6a1a62f8b82825cab74d93d8eb73f2678e285a6c67ff1c0138e534479cf","source_id":"us-md","stale":false,"prev":"us-md/md.-code-real-property-8-811","next":"us-md/md.-code-real-property-8-901"},"notice":"GroundRules: Original legal text.
