Stat. § 2A:62A-12","heading":"Definitions","body":"As used in this act:\na.   \"Association\" means the entity responsible for the administration of a common interest community in which 75% or more units have been conveyed to unit owners other than the developer pursuant to subsection a. of section 2 of P.L. 1979, c. 157 (C. 46:8B-12.1), which association may be incorporated or unincorporated.\nb.   \"Bylaws\" mean the governing regulations adopted by a common interest community for the administration and management of the property.\nc.   \"Common interest community\" means real estate with respect to which a person, by virtue of his ownership of a unit, is obligated to pay for real estate taxes, insurance premiums, maintenance or improvement of other real estate described in the declaration.  Ownership of a unit does not include holding a leasehold interest of less than 20 years in a unit, including renewal options.  Common interest communities shall include, but not be limited to, condominiums and cooperatives.\nd.   \"Declaration\" means any instrument, however denominated, which creates a common interest community, including any amendment to that instrument.\ne.   \"Bodily injury\" means death or bodily injury to a person.\nf.   \"Qualified common interest community\" means a common interest community which is (1) residential and (2) contains at least four units.\ng.   \"Unit\" means a physical part of a common interest community designated for separate ownership or occupancy.\nh.   \"Unit owner\" means the person owning a unit or that person's spouse.\nL. 1989, c. 9, s. 1.","path":["TITLE 2A ADMINISTRATION OF CIVIL AND CRIMINAL JUSTICE"],"source_url":"https://pub.njleg.state.nj.us/statutes/STATUTES-TEXT.zip","current_through":"P.L.2025, c.405, and J.R.22","vintage":"","retrieved_at":"2026-08-27T17:54:13Z","sha256":"ee286a9ebbc93dda825e89b96eb51c99fe2b99fa9e81ab47a2e42ab08b6d9fc9","source_id":"us-nj","stale":true,"prev":"us-nj/n.j.-stat.-2a-62a-11","next":"us-nj/n.j.-stat.-2a-62a-13"},"notice":"GroundRules: Original legal text.
