If a municipal zoning ordinance authorizes the consideration\n\nand approval of planned unit developments pursuant to Section 2 of\n\nthis act, or otherwise provides for discretionary decisions, the\n\nregulations and standards upon which those decisions are made shall\n\nbe specified in the ordinance. The standards shall be consistent\n\nwith, and promote the intent and purpose of the comprehensive plan\n\nand/or any ordinances, and promote the land use or activity so as to\n\nbe compatible with adjacent uses of land, the natural environment,\n\nand the planned capacities of public services and facilities\n\naffected by the land use. The standards shall also ensure that the\n\nland use or activity is consistent with the public health, safety,\n\nand welfare of the municipality.\n\nB. Reasonable conditions may be required in conjunction with\n\nthe approval of a planned unit development. Conditions imposed\n\nshall meet the following requirements:\n\n1. Be designed to take into consideration natural environment,\n\nthe health, safety and welfare of the residents, and landowners\n\nimmediately adjacent to the proposed land use or activity, and the\n\ncommunity as a whole.\n\n2. Be related to the valid exercise of the police power, and to\n\nthe proposed use or activity.\n\n3. Be necessary to meet the intent and purpose of the zoning\n\nrequirements; be related to the standards established in the\n\nordinance for the land use or activity under consideration; and be\n\nnecessary to ensure compliance with those standards.\n\nC. The conditions imposed with respect to the approval of a\n\nland use or activity shall be stated in the record of the approval\n\nactions, and shall not be changed or amended except as authorized by\n\nthe zoning ordinance with notice as specified thereby.
