The lawful nonconforming use of a building, structure or\n\npremises as such existed at the time of the adoption and recording\n\nof any ordinance affecting it, may be continued, although such use\n\ndoes not conform with the provisions of such ordinance. The\n\nmunicipality may provide for the termination of lawful nonconforming\n\nuses either by specifying the period or periods within which such\n\nuse shall be required to cease, or by designating conditions or\n\ncircumstances which shall cause such use to cease, or by providing a\n\nformula or formulas whereby the compulsory termination of a\n\nnonconforming use shall be so fixed as to allow a reasonable period\n\nfor the amortization of the investment in the nonconformance.\n\nB. Regulations and restrictions affecting the termination of\n\nnonconforming uses as authorized by this section may be adopted or\n\namended by the municipality only after notice and hearing as\n\nprovided in Sections 43-104 and 43-105 of Title 11 of the Oklahoma\n\nStatutes.\n\nC. Nothing in this section shall be construed to permit or\n\nauthorize municipalities to terminate lawful nonconforming uses\n\nconsisting of oil and/or gas activity.\n\nD.
