Stat. tit. 12A, § 12A-1-9-604","heading":"Procedure if security agreement covers real property","body":"or fixtures.\n\nPROCEDURE IF SECURITY AGREEMENT\n\nCOVERS REAL PROPERTY OR FIXTURES\n\n(a) If a security agreement covers both personal and real\n\nproperty, a secured party may proceed:\n\n(1) under this part as to the personal property without\n\nprejudicing any rights with respect to the real property; or\n\n(2) as to both the personal property and the real property in\n\naccordance with the rights with respect to the real property, in\n\nwhich case the other provisions of this part do not apply.\n\n(b) Subject to subsection (c) of this section, if a security\n\nagreement covers goods that are or become fixtures, a secured party\n\nmay proceed:\n\n(1) under this part; or\n\n(2) in accordance with the rights with respect to real\n\nproperty, in which case the other provisions of this part do not\n\napply.\n\n(c) Subject to the other provisions of this part, if a secured\n\nparty holding a security interest in fixtures has priority over all\n\nowners and encumbrances of the real property, the secured party,\n\nafter default, may remove the collateral from the real property.\n\n(d) A secured party that removes collateral shall promptly\n\nreimburse any encumbrancer or owner of the real property, other than\n\nthe debtor, for the cost of repair of any physical injury caused by\n\nthe removal. The secured party need not reimburse the encumbrancer\n\nor owner for any diminution in value of the real property caused by\n\nthe absence of the goods removed or by any necessity of replacing\n\nthem.
