Stat. tit. 16, § 16-15","heading":"Necessity of acknowledgment and recording - Condition for","body":"judgment lien to be binding against third persons.\n\nExcept as hereinafter provided, no acknowledgment or recording\n\nshall be necessary to the validity of any deed, mortgage, or\n\ncontract relating to real estate as between the parties thereto; but\n\nno deed, mortgage, contract, bond, lease, or other instrument\n\nrelating to real estate other than a lease for a period not\n\nexceeding one (1) year and accompanied by actual possession, shall\n\nbe valid as against third persons unless acknowledged and recorded\n\nas herein provided. No judgment lien shall be binding against third\n\npersons unless the judgment lienholder has filed his judgment in the\n\noffice of the county clerk as provided by and in accordance with\n\nSection 706 of Title 12 of the Oklahoma Statutes.\n\nR.L. 1910, § 1154; Laws 1992, c. 119, § 1, eff.
