Stat. tit. 23, § 23-25","heading":"Breach of covenants in grants","body":"The detriment caused by the breach of a covenant of seizing, of\n\nright to convey, of warranty, or of quiet enjoyment, in a grant of\n\nan estate in real property, is deemed to be:\n\n1. The price paid to the grantor, or, if the breach is partial\n\nonly, such proportion of the price as the value of the property\n\naffected by the breach bore, at the time of the grant, to the value\n\nof the whole property.\n\n2. Interest thereon for the time during which the grantee\n\nderived no benefit from the property, not exceeding six (6) years;\n\nand,\n\n3.
