Stat. tit. 41, § 41-120","heading":"Failure of landlord to deliver possession of dwelling unit","body":"to tenant.\n\nA. If the landlord fails to deliver possession of the dwelling\n\nunit to the tenant, rent abates until possession is delivered and\n\nthe tenant may terminate the rental agreement by giving a written\n\nnotice of such termination to the landlord, whereupon the landlord\n\nshall return all prepaid rent and deposit, or the tenant may, at his\n\noption, demand performance of the rental agreement by the landlord\n\nand maintain an action for possession of the dwelling unit against\n\nany person wrongfully in possession and recover the actual damages\n\nsustained by him.\n\nB.
