Except as otherwise provided in the Oklahoma Residential\n\nLandlord and Tenant Act, if there is a noncompliance by the tenant\n\nwith the rental agreement or with Section 127 of this title which\n\nnoncompliance can be remedied by repair, replacement of a damaged\n\nitem, or cleaning and the tenant fails to comply as promptly as\n\nconditions require in the case of an emergency or within ten (10)\n\ndays after written notice served as provided in subsection E of\n\nSection 111 of this title by the landlord specifying the breach and\n\nrequiring that the tenant remedy it within that period of time, the\n\nlandlord may enter the dwelling unit and cause the work to be done\n\nin a workmanlike manner and thereafter submit the itemized bill for\n\nthe actual and reasonable cost or the fair and reasonable value\n\nthereof as rent on the next date rent is due, or if the rental\n\nagreement has terminated, for immediate payment. If the landlord\n\nremedies the breach as provided in this subsection, the landlord may\n\nnot terminate the rental agreement by reason of the tenant's failure\n\nto remedy the breach.\n\nB. Except as otherwise provided in the Oklahoma Residential\n\nLandlord and Tenant Act, if there is a material noncompliance by the\n\ntenant with the rental agreement or with any provision of Section\n\n127 of this title, the landlord may deliver to the tenant a written\n\nnotice served as provided in subsection E of Section 111 of this\n\ntitle specifying the acts and omissions constituting the\n\nnoncompliance and that the rental agreement will terminate upon a\n\ndate not less than fifteen (15) days after receipt of the notice\n\nunless remedied within ten (10) days. If the breach is not remedied\n\nwithin ten (10) days from receipt of the notice, the rental\n\nagreement shall terminate as provided in the notice. If within the\n\nten (10) days the tenant adequately remedies the breach complained\n\nof, or if the landlord remedies the breach according to the\n\nprovisions of subsection A of this section, the rental agreement\n\nshall not terminate by reason of the breach. Any subsequent breach\n\nof the lease or noncompliance under this section shall be grounds,\n\nupon written notice to the tenant, for immediate termination of the\n\nlease.\n\nC. Notwithstanding other provisions of this section, if there\n\nis a noncompliance by the tenant with the rental agreement or with\n\nany of the provisions of Section 127 of this title, which\n\nnoncompliance causes or threatens to cause imminent and irremediable\n\nharm to the premises or to any person and which noncompliance is not\n\nremedied by the tenant as promptly as conditions require after the\n\ntenant has notice of it, the landlord may terminate the rental\n\nagreement by immediately filing a forcible entry and detainer\n\naction.\n\nD. Any criminal activity that threatens the health, safety or\n\nright of peaceful enjoyment of the premises by other tenants\n\ncommitted by a tenant or by any member of the tenant's household or\n\nany guest or other person under the tenant's control or is a danger\n\nto the premises and any drug-related criminal activity on or near\n\nthe premises by the tenant or by any member of the tenant's\n\nhousehold or any guest or other person under the tenant's control\n\nshall be grounds for immediate termination of the lease.","path":["OK Code","Title 41"],"source_url":"https://www.oklegislature.gov/OK_Statutes/CompleteTitles/os41.pdf","current_through":"2026-08-14","vintage":"open-us-law v2026.08, retrieved 2026-09-14","retrieved_at":"2026-09-14T18:32:36Z","sha256":"c4f77ce87aa9c932d008447504246f2ea8c1d32411dbe0c51e28bdd9c5833fe6","source_id":"us-ok","stale":false,"prev":"us-ok/okla.-stat.-tit.-41-41-131","next":"us-ok/okla.-stat.-tit.-41-41-133"},"notice":"GroundRules: Original legal text.
