Stat. tit. 59, § 59-858-351","heading":"Definitions","body":"Unless the context clearly indicates otherwise, as used in\n\nSections 858-351 through 858-363 of The Oklahoma Real Estate License\n\nCode and Section 3 of this act:\n\n1. “Broker” means a real estate broker, an associated broker\n\nassociate, sales associate, or provisional sales associate\n\nauthorized by a real estate broker to provide brokerage services;\n\n2. “Brokerage services” means those services provided by a\n\nbroker to a party in a transaction;\n\n3. “Deed theft” means to:\n\na. intentionally alter, falsify, forge, or misrepresent a\n\ndocument relating to real property with the intent to\n\ndeceive, defraud, or unlawfully transfer or encumber\n\nthe ownership rights of the owner of the real\n\nproperty,\n\nb. misrepresent oneself as the owner or authorized\n\nrepresentative of the owner of real property in order\n\nto obtain ownership or possession of such real\n\nproperty, or\n\nc. with intent to defraud, take, obtain, steal, or\n\ntransfer title or ownership of real property by fraud,\n\nforgery, larceny, or any other fraudulent or deceptive\n\npractice;\n\n4. “Firm” means a sole proprietor, corporation, association, or\n\npartnership;\n\n5. “Party” means a person who is a seller, buyer, landlord, or\n\ntenant or a person who is involved in an option or exchange; and\n\n6. “Transaction” means an activity or process to buy, sell,\n\nlease, rent, option, or exchange real estate.
