All brokerage agreements shall incorporate as material terms\n\nthe duties and responsibilities set forth in Section 858-353 of The\n\nOklahoma Real Estate License Code.\n\nB. A broker may provide brokerage services to one or both\n\nparties in a transaction.\n\nC. A broker who is providing brokerage services to one or both\n\nparties shall describe and disclose in writing the broker's duties\n\nand responsibilities set forth in Section 858-353 of The Oklahoma\n\nReal Estate License Code prior to the party or parties signing a\n\ncontract to sell, purchase, lease, option, or exchange real estate.\n\nD. A firm that provides brokerage services to both parties in a\n\ntransaction shall provide written notice to both parties that the\n\nfirm is providing brokerage services to both parties to a\n\ntransaction prior to the parties signing a contract to purchase,\n\nlease, option or exchange real estate.\n\nE. If a broker intends to provide fewer brokerage services than\n\nthose required to complete a transaction, the broker shall provide\n\nwritten disclosure to the party for whom the broker is providing\n\nbrokerage services.
