An original certification as a state licensed, state\n\ncertified residential or state certified general real estate\n\nappraiser shall not be issued to any person who has not made\n\napplication with the Real Estate Appraiser Board within ninety (90)\n\ndays of having demonstrated through a written examination process\n\nthat such person possesses the following:\n\n1. Appropriate knowledge of technical terms commonly used in or\n\nrelated to real estate appraising, appraisal report writing, and\n\neconomic concepts applicable to real estate;\n\n2. Understanding of the principles of land economics, real\n\nestate appraisal processes, and of problems likely to be encountered\n\nin gathering, interpreting, and processing of data in carrying out\n\nappraisal disciplines;\n\n3. Understanding of the standards for the development and\n\ncommunication of real estate appraisals as provided in the Oklahoma\n\nCertified Real Estate Appraisers Act;\n\n4. Knowledge of theories of depreciation, cost estimating,\n\nmethods of capitalization, and the mathematics of real estate\n\nappraisal that are appropriate for the classification of certificate\n\napplied for;\n\n5. Knowledge of other principles and procedures as may be\n\nappropriate for the respective classifications;\n\n6. Basic understanding of real estate law; and\n\n7. Understanding of the types of misconduct for which\n\ndisciplinary proceedings may be initiated against a trainee, state\n\nlicensed, state certified residential or state certified general\n\nreal estate appraiser, as set forth in the Oklahoma Certified Real\n\nEstate Appraisers Act.\n\nB.
