Stat. tit. 60, § 60-512","heading":"Expense of administration and repair of common elements -","body":"Pro rata share - Exemptions.\n\n(a) Except as provided in subsection (b) of this section the\n\nunit owners are bound to contribute pro rata, in the percentages\n\ncomputed according to Section 505 of this title, toward the expenses\n\nof administration and of maintenance and repair of the general\n\ncommom elements and, in proper cases, of the limited common\n\nelements, of the building and toward any other expense lawfully\n\nagreed upon.\n\n(b) A declarant, by specific reservation, in the declaration as\n\npermitted by paragraph (j) of Section 514 of this title may:\n\n1. Exempt unconstructed units within unconstructed buildings\n\nowned by declarant from payment of its pro rata share of the\n\nexpenses described in subsection (a) of this section; and\n\n2. Reserve the right to contribute less than its pro rata share\n\nof such expenses for unconstructed units within a completed\n\nbuilding. Such expenses shall not be less than twenty percent (20%)\n\nof such pro rata share. The cost of administration and of\n\nmaintenance, repair and insurance of any such unconstructed building\n\nand any such unconstructed unit shall be borne solely by the\n\ndeclarant until such time as such unconstructed unit and/or building\n\nhas been completed. Upon such completion of a unit or building, the\n\ndeclarant's obligation for payment of the expenses described in this\n\nsection shall be governed by subsection (a) of this section.\n\n(c) Except as provided in subsection (b) of this section, no\n\nunit owner may exempt himself from contributing toward such expense\n\nby waiver of the use or enjoyment of the common elements or by\n\nabandonment of the unit belonging to him.","path":["OK Code","Title 60"],"source_url":"https://www.oklegislature.gov/OK_Statutes/CompleteTitles/os60.pdf","current_through":"2026-08-14","vintage":"open-us-law v2026.08, retrieved 2026-09-14","retrieved_at":"2026-09-14T18:32:36Z","sha256":"ca18dbb88c665dd8c0881a05e07a8aa27dd590cfbaff1fc89f83974a28475309","source_id":"us-ok","stale":false,"prev":"us-ok/okla.-stat.-tit.-60-60-511","next":"us-ok/okla.-stat.-tit.-60-60-513"},"notice":"GroundRules: Original legal text.
