Stat. tit. 60, § 60-515.1","heading":"Instruments and liens - Effectiveness","body":"Any deed, mortgage or other instrument purporting to convey,\n\nmortgage or encumber a unit ownership estate, or an interest in a\n\nunit ownership estate, is effective only as to any unit in the unit\n\nownership estate in which the maker of such instrument owns an\n\ninterest of record at the time such conveyance or encumbrance is\n\nreceived for filing by the county clerk, provided, a purchase money\n\nmortgage shall be deemed to create a valid lien upon such of the\n\nunits described in the mortgage as are also described in the\n\nconcurrent conveyances to the mortgagor.
