Stat. tit. 60, § 60-832","heading":"Definitions","body":"As used in this act:\n\n1. \"Offer to purchase\" means an offer to purchase property made\n\nby a purchaser pursuant to a written contract;\n\n2. \"Seller\" means one or more persons who are attempting to\n\ntransfer a possessory interest in property and who are either:\n\na. represented by a real estate licensee; or\n\nb. not represented by a real estate licensee but receive\n\na written request from the purchaser to deliver or\n\ncause to be delivered a disclaimer statement or\n\ndisclosure statement as such terms are defined in\n\nparagraphs 11 and 12 of this section;\n\n3. \"Purchaser\" means one or more persons who are attempting to\n\nacquire a possessory interest in property;\n\n4. \"Real estate licensee\" means a person licensed under the\n\nOklahoma Real Estate License Code;\n\n5. \"Transfer\" means a sale or conveyance, exchange or option to\n\npurchase by written instrument of a possessory interest in property\n\nfor consideration;\n\n6. \"Person\" means an individual, corporation, limited liability\n\ncompany, partnership, association, trust or other legal entity or\n\nany combination thereof;\n\n7. \"Contract\" means a real estate purchase contract for the\n\nsale, conveyance or exchange of property, option to purchase\n\nproperty, or a lease with an option to purchase property;\n\n8. \"Property\" means residential real property improved with not\n\nless than one nor more than two dwelling units;\n\n9. \"Defect\" means a condition, malfunction or problem that\n\nwould have a materially adverse effect on the monetary value of the\n\nproperty, or that would impair the health or safety of future\n\noccupants of the property;\n\n10. \"Disclosure\" means a written declaration required by this\n\nact based on actual knowledge of the seller regarding certain\n\nphysical conditions of the property.
