The seller shall not be liable for a defect or other\n\ncondition in the property if the existence of the defect or other\n\ncondition in the property was disclosed in the disclosure statement\n\nor any amendment delivered to the purchaser before acceptance of the\n\noffer to purchase.\n\nB. The seller shall not be liable for any erroneous, inaccurate\n\nor omitted information supplied to the purchaser as a disclosure\n\nrequired by this act if:\n\n1. The error, inaccuracy or omission results from an\n\napproximation of information by the seller, provided:\n\na. accurate information was unknown to the seller at the\n\ntime the disclosure was made,\n\nb. the approximation was clearly identified as such and\n\nwas reasonable and based on the best information\n\navailable to the seller, and\n\nc. the approximation was not used to circumvent the\n\ndisclosure requirements of this act;\n\n2. The error, inaccuracy or omission was not within the actual\n\nknowledge of the seller; or\n\n3. The disclosure was based on information provided by public\n\nagencies and the seller reasonably believed the information to be\n\ncorrect.\n\nC.
