Which consist or will consist of separately owned lots,\n\nparcels or areas with either or both of the following features:\n\na. One or more additional contiguous or noncontiguous\n\nlots, parcels or areas owned in common by the owners\n\nof the separately owned lots, parcels or areas.\n\nb. Mutual, common or reciprocal interests in or\n\nrestrictions upon, all or portions of such separately\n\nowned lots, parcels or areas, or both.\n\n2.
