Stat. tit. 68, § 68-2829","heading":"Valuation of property pursuant to accepted mass appraisal","body":"methodology.\n\nA. Each county assessor, in order to comply with the provisions\n\nof Section 17 of this act requiring the annual valuation of all\n\ntaxable real and personal property within the county, shall\n\nestablish the fair cash value of such taxable property using an\n\naccepted mass appraisal methodology.\n\nB. For purposes of this section \"accepted mass appraisal\n\nmethodology\" shall mean the process for making estimates of fair\n\ncash value for a property about which no direct or timely\n\ninformation is available concerning economic value by using known\n\ninformation about the property characteristics, location, use, size,\n\nsales price and other information of similar properties. Such mass\n\nappraisal methodology may include multiple regression analysis or\n\nother statistical techniques for mass appraisal. If information of\n\nsimilar properties is not available in the taxing jurisdiction, the\n\ncounty assessor may use other applicable regional or national\n\ninformation to annually determine the fair cash value of a property\n\nestimated at the price it would bring at a fair voluntary sale as\n\nprovided in Section 17 of this act.\n\nC. Each county assessor shall utilize the information gathered\n\nfrom the visual inspection of real property conducted during each\n\nyear of the four-year cycle for such inspections and shall conduct\n\nsuch statistical calculations using the data so acquired together\n\nwith sales price or other information available as may be required\n\nto make accurate estimates of fair cash values for all taxable real\n\nor personal property within the county each year. The results of\n\nsuch calculations shall be recorded on the assessment roll of the\n\ncounty on an annual basis in order to reflect any increase or\n\ndecrease in the fair cash value of any property in any year.\n\nD.
