Stat. tit. 73, § 73-83.5","heading":"Regulations authorized - Districts and subdistricts -","body":"Parking.\n\nZoning regulations are hereby defined as regulations restricting\n\nthe height, number of stories and size of buildings, the percentage\n\nof lots that may be occupied, the size of yards, courts, and other\n\nopen spaces, the density of population, the location and use of\n\nbuildings, structures and land, for trade, industry, residence,\n\nrecreation, or other purposes. For the purpose of such zoning\n\nregulations, the territory of the District may be divided into\n\nsubdistricts of such number, shape and area as may be deemed best\n\nsuited to carry out the purpose of this act and shall be shown upon\n\nthe zoning plan; and within such subdistricts, the erection,\n\nconstruction, reconstruction, alteration, or use of buildings,\n\nstructures, or land may be regulated and restricted. All such\n\nregulations shall be uniform for each class or kind of buildings or\n\nland uses throughout each subdistrict, but the regulations in one\n\nsubdistrict may differ from those in other districts. The\n\nregulations shall be made in accordance with a comprehensive plan,\n\nand shall give reasonable consideration, among other things, to the\n\nexisting character of the subdistrict, its suitability for practical\n\nusage, conserving the value of buildings and of existing\n\ndevelopment, and encouraging the most appropriate use of land\n\nthroughout the District.\n\nIn formulating the zoning regulations, a survey shall be made of\n\nthe area to be zoned and information collected concerning the\n\ntopography of the land, the types of uses to which land and\n\nbuildings are currently put, the extent of development, the density\n\nof population, the public utilities currently available,\n\ntransportation facilities, and other information pertinent to the\n\nformulation of such zoning regulations. In each District created by\n\nthe zoning regulations, there shall be specified a maximum height of\n\nbuildings, the size of yards, courts and open spaces, the uses of\n\nland and buildings permitted and the intensity thereof, and parking\n\nrequirements for vehicles. All of such requirements shall be\n\nreasonable in view of the information obtained in the survey, in\n\norder that the benefits hereinbefore named shall be secured to the\n\ncommunity as a whole.\n\nThe classification of the various uses of lands and buildings\n\nshall provide separate subdistricts for single-family dwellings,\n\ntwo-family dwellings, multiple-family dwellings, commercial areas\n\ndevoted to small shops or stores designed to serve limited\n\nresidential areas, and less restrictive business and industrial\n\nuses. The intensity of use of lands and buildings shall not be\n\nlimited to less than one (1) family per lot of two (2) acres and the\n\nregulation of yards and open spaces shall bear a relationship to the\n\nuses of lands and buildings which are permitted in the subdistrict.\n\nHeight limitation and yard requirements of residential subdistricts\n\nmay be imposed upon a commercial subdistrict which is located\n\nimmediately adjacent to a dwelling subdistrict.
