Requirements.","body":"(1) A transfer on death deed:\n      (a) Except as provided otherwise in paragraph (b) of this subsection, must contain the essential elements and formalities of a properly recordable inter vivos deed;\n      (b) Must state that the transfer to the designated beneficiary is to occur at the transferor’s death;\n      (c) Must identify the designated beneficiary by name; and\n      (d) Must be recorded before the transferor’s death in the deed records in the office of the county clerk for the county in which the property is located.\n      (2) A beneficiary designation that identifies beneficiaries only as members of a class is void.","path":["03 - Landlord-Tenant, Domestic Relations, Probate","10.
