Laws § 34-18-25","heading":"Rules and regulations.","body":"(a) A landlord, from time to time, may adopt a rule or regulation, however described, concerning the tenant’s use and occupancy of the premises. It is enforceable against the tenant only if:\n(1) Its purpose is to promote the convenience, safety, or welfare of the tenants on the premises, preserve the landlord’s property from abusive use, or make a fair distribution of services and facilities held out for the tenants generally;\n(2) It is reasonably related to the purpose of which it is adopted;\n(3) It is sufficiently explicit in its prohibition, direction, or limitation of the tenant’s conduct to fairly inform the tenant of what he or she must or must not do to comply;\n(4) It applies to all tenants in the premises in a fair manner;\n(5) It is not for the purpose of evading the obligations of the landlord; and\n(6) The tenant has notice of it at the time he or she enters into the rental agreement, or when it is adopted.\n(b) If a rule or regulation is adopted after the tenant enters into the rental agreement that works a substantial modification of his or her bargain, it is not valid unless the tenant consents to it in writing.","path":["Title 34 Property","Chapter 18 Residential Landlord and Tenant Act"],"source_url":"https://webserver.rilegislature.gov/Statutes/TITLE34/34-18/34-18-25.htm","current_through":"site files published 2025-08-13","vintage":"","retrieved_at":"2026-09-05T19:58:45Z","sha256":"bf23cfafb3b3edce581560cc9d812b1cff300276f08ec7b80750130af6ebed1a","source_id":"us-ri","stale":true,"prev":"us-ri/r.i.-gen.-laws-34-18-24","next":"us-ri/r.i.-gen.-laws-34-18-26"},"notice":"GroundRules: Original legal text.
