Laws § 34-36.1-2.02","heading":"Unit boundaries.","body":"Except as provided by the declaration:\n(1) If walls, floors or ceilings are designated as boundaries of a unit, all lath, furring, wallboard, plasterboard, plaster, paneling, tiles, wallpaper, paint, finished flooring, and any other materials constituting any part of the finished surfaces thereof are a part of the unit, and all other portions of the walls, floors, or ceilings are a part of the common elements.\n(2) If any chute, flue, duct, wire, conduit, bearing wall, bearing column, or any other fixture lies partially within and partially outside the designated boundaries of a unit, any portion thereof serving only that unit is a limited common element allocated solely to that unit, and any portion thereof serving more than one unit or any portion of the common elements is a part of the common elements.\n(3) Subject to the provisions of subdivision (2), all spaces, interior partitions, and other fixtures and improvements within the boundaries of a unit are a part of the unit.\n(4) Any shutters, awnings, window boxes, doorsteps, stoops, porches, balconies, patios, and all exterior doors and windows or other fixtures designed to serve a single unit, but located outside the unit’s boundaries, are limited common elements allocated exclusively to that unit.","path":["Title 34 Property","Chapter 36.1 Condominium Law","Article II Creation, Alteration, and Termination of Condominiums"],"source_url":"https://webserver.rilegislature.gov/Statutes/TITLE34/34-36.1/34-II/34-36.1-2.02.htm","current_through":"site files published 2025-08-13","vintage":"","retrieved_at":"2026-09-05T19:58:50Z","sha256":"ccc689a24fc15ec5341709b91e451e9c835213cc97a58f6838677e3a4acca85a","source_id":"us-ri","stale":true,"prev":"us-ri/r.i.-gen.-laws-34-36.1-2.01","next":"us-ri/r.i.-gen.-laws-34-36.1-2.03"},"notice":"GroundRules: Original legal text.
