Code Ann. § 47-30-115","heading":"Prohibited acts","body":"Reverse mortgage lenders are prohibited from engaging in any of the following acts in connection with the making, servicing, or collecting of a reverse mortgage loan:\n(1) Misrepresenting material facts, making false promises, or engaging in a course of misrepresentation through agents or otherwise;\n(2) Failing to disburse funds in accordance with the terms of the reverse mortgage loan contract or other written commitment;\n(3) Improperly refusing to issue a release of a mortgage;\n(4) Engaging in any action or practice that is unfair or deceptive, or that operates a fraud on any person;\n(5) Contracting for or receiving shared appreciation, except that this subdivision (5) shall not apply to any Fannie Mae Reverse Mortgage Loan;\n(6) Closing a reverse mortgage loan without receiving certification from a counselor that the borrower has received counseling on the advisability of a reverse mortgage loan and the appropriate reverse mortgage loan for the borrower; or\n(7) Failing to comply with this chapter.","path":["TN Code","Title 47","Chapter 30"],"source_url":"https://oss-data-us.vaquill.ai/v2026.08/us_tn_statutes.parquet","current_through":"2026-08-14","vintage":"open-us-law v2026.08, retrieved 2026-09-14","retrieved_at":"2026-09-14T18:32:26Z","sha256":"612919f1ca0e705095fe632edba40df57bb9fe995bd0c7022cdca18cfee6e01b","source_id":"us-tn","stale":false,"prev":"us-tn/tenn.-code-ann.-47-30-114","next":"us-tn/tenn.-code-ann.-47-30-116"},"notice":"GroundRules: Original legal text.
