{"data":{"id":"us-ut/utah-code-57-1-19","jurisdiction":"us-ut","citation":"Utah Code § 57-1-19","heading":"Trust deeds -- Definitions of terms.","body":"As used in Sections 57-1-20 through 57-1-36:\n(1) \"Beneficiary\" means the person named or otherwise designated in a trust deed as the person for whose benefit a trust deed is given, or that person's successor in interest.\n(2) \"Trustor\" means the person conveying real property by a trust deed as security for the performance of an obligation.\n(3) \"Trust deed\" means a deed executed in conformity with Sections 57-1-20 through 57-1-36 and conveying real property to a trustee in trust to secure the performance of an obligation of the trustor or other person named in the deed to a beneficiary.\n(4) \"Trustee\" means a person to whom title to real property is conveyed by trust deed, or that person's successor in interest.\n(5) \"Real property\" has the same meaning as set forth in Section 57-1-1.\n(6) \"Trust property\" means the real property conveyed by the trust deed.","path":["Title 57 Real Estate","Chapter 57-1 Conveyances"],"source_url":"https://le.utah.gov/xcode/Title57/Chapter1/57-1-S19.html","current_through":"2026 General Session","vintage":"","retrieved_at":"2026-09-03T11:34:33Z","sha256":"77c72cab6f39d76b012c5171cbdd2b3d43010cbb89558d4acb9ef9d82f6d3dd6","source_id":"us-ut","stale":false,"prev":"us-ut/utah-code-57-1-15","next":"us-ut/utah-code-57-1-20"},"notice":"GroundRules: Original legal text.
