{"data":{"id":"us-ut/utah-code-57-30-101","jurisdiction":"us-ut","citation":"Utah Code § 57-30-101","heading":"Definitions.","body":"As used in this chapter:\n(1) \"Common interest community\" means the same as that term is defined in Section 57-25-102.\n(2) \"Home warranty service contract\" means the same as that term is defined in Section 31A-6a-101.\n(3) \"Record\" means to submit a document to a county recorder for official placement in a public land record.\n(4)\n(a) \"Residential property service agreement\" means, except as provided in Subsection (4)(b), an agreement to provide services in connection with:\n(i) the purchase or sale of residential real estate; or\n(ii) the maintenance of residential real estate in preparation for purchase or sale.\n(b) \"Residential property service agreement\" does not include:\n(i) a home warranty service agreement;\n(ii) an insurance contract;\n(iii) an agreement for an option to purchase or right of refusal;\n(iv) a maintenance or repair agreement between an owner of real property within a common interest community and a homeowners' association or other similar organization; or\n(v) an agreement to provide Internet or utility equipment or services.\n(5) \"Residential real estate\" means real property located in the state that is:\n(a) used primarily for a personal, family, or household purpose; and\n(b) contains fewer than five dwelling units.","path":["Title 57 Real Estate","Chapter 57-30 Residential Property Service Agreements","Part 57-30-1 General Provisions"],"source_url":"https://le.utah.gov/xcode/Title57/Chapter30/57-30-S101.html","current_through":"2026 General Session","vintage":"","retrieved_at":"2026-09-03T11:34:33Z","sha256":"f5f6dce9d9c5051f77917e0ca1f55da0b0f71cc1eca2279bc42d457ee75c3f19","source_id":"us-ut","stale":false,"prev":"us-ut/utah-code-57-29-305","next":"us-ut/utah-code-57-30-201"},"notice":"GroundRules: Original legal text.
