{"data":{"id":"us-ut/utah-code-57-8-24","jurisdiction":"us-ut","citation":"Utah Code § 57-8-24","heading":"Common profits, common expenses, and voting rights -- Unit -- Unconstructed unit.","body":"(1) A unit is created by the recording of the declaration and a condominium plat that describes the unit.\n(2) An association of unit owners shall, according to each unit owner's respective percentage or fractional undivided interests in the common areas and facilities:\n(a) distribute the property's common profits among the unit owners;\n(b) except as otherwise provided in the declaration for unconstructed units, assess the unit owners the property's common expenses; and\n(c) make voting rights available to the unit owners.\n(3)\n(a) After the recording of a condominium project's declaration, an unconstructed unit is a unit for the purposes of the declaration and this chapter, including:\n(i) allocation of undivided interests in the common areas and facilities in accordance with Subsection 57-8-7(2); and\n(ii) voting rights in accordance with Section 57-8-24.\n(b) Subsection (3)(a) applies to a condominium project regardless of when the condominium project's initial declaration was recorded.","path":["Title 57 Real Estate","Chapter 57-8 Condominium Ownership Act"],"source_url":"https://le.utah.gov/xcode/Title57/Chapter8/57-8-S24.html","current_through":"2026 General Session","vintage":"","retrieved_at":"2026-09-03T11:34:33Z","sha256":"bd2fb1d627529b862cb877793f5d154eb1d466539e8e6634ee1344fc613f1182","source_id":"us-ut","stale":false,"prev":"us-ut/utah-code-57-8-23","next":"us-ut/utah-code-57-8-25"},"notice":"GroundRules: Original legal text.
