{"data":{"id":"us-ut/utah-code-65a-7-6","jurisdiction":"us-ut","citation":"Utah Code § 65A-7-6","heading":"Lease covenants.","body":"Each surface lease shall contain the following covenants:\n(1) the lessee shall promptly pay the rent annually in advance;\n(2) no waste shall be committed on the land;\n(3) the premises shall be surrendered at the expiration of the term;\n(4) the lessee may not sublet or assign without the written consent of the division;\n(5) a failure to pay the agreed rent for a period of one month from the time rent is due shall result in a forfeiture of the lease after notice; and\n(6) if improvements have been placed on the land by any person other than the lessee, the lessee shall allow the owner of the improvements to remove them within 90 days.","path":["Title 65A Forestry, Fire, and State Lands","Chapter 65A-7 Sale, Exchange, and Lease of State Lands"],"source_url":"https://le.utah.gov/xcode/Title65A/Chapter7/65A-7-S6.html","current_through":"2026 General Session","vintage":"","retrieved_at":"2026-09-03T11:34:34Z","sha256":"b7cadb8d2485904229aeabca287ed853680ea02b314fc5df9a4a3ff54eba81e2","source_id":"us-ut","stale":false,"prev":"us-ut/utah-code-65a-7-5","next":"us-ut/utah-code-65a-7-7"},"notice":"GroundRules: Original legal text.
