{"data":{"id":"us-ut/utah-code-70d-4-201","jurisdiction":"us-ut","citation":"Utah Code § 70D-4-201","heading":"Scope.","body":"(1) Except as provided in Subsection (3), this chapter applies to a mortgage modification.\n(2) This chapter does not affect the following law of this state:\n(a) law governing the required content of a mortgage;\n(b) a statute of limitations or other law governing the expiration or termination of a right to enforce an obligation or a mortgage;\n(c) a recording statute;\n(d) a statute governing the priority of a tax lien or other governmental lien;\n(e) a statute of frauds; or\n(f) except as provided in Subsection 70D-4-301(2)(h), law governing the priority of a future advance.\n(3) This chapter does not apply to:\n(a) a release of, or addition to, property encumbered by a mortgage;\n(b) a release of, addition of, or other change in an obligor; or\n(c) an assignment or other transfer of a mortgage or an obligation.","path":["Title 70D Financial Institution Mortgage Financing Regulation Act","Chapter 70D-4 Uniform Mortgage Modification Act"],"source_url":"https://le.utah.gov/xcode/Title70D/Chapter4/70D-4-S201.html","current_through":"2026 General Session","vintage":"","retrieved_at":"2026-09-03T11:34:34Z","sha256":"7cb7807e6e663aa45d5e231d69de11fbd156dfccde0bded944d85cabb3aca781","source_id":"us-ut","stale":false,"prev":"us-ut/utah-code-70d-4-101","next":"us-ut/utah-code-70d-4-301"},"notice":"GroundRules: Original legal text.
