C.R.S. § 12-10-302: Objections on account of title.

A real estate agent or broker is not entitled to a commission when a proposed purchaser fails or refuses to complete the proposed purchaser's contract of purchase because of defects in the title of the owner, unless the owner, within a reasonable time, has the defects corrected by legal proceedings or otherwise.
