(a)

No purchaser from a foreclosure auction or other auction shall issue a notice to quit or otherwise initiate an action for possession, ejectment, or their equivalents, or charge rent, fair use and occupancy, or their equivalents, against a current occupant unless a deed transfers the property to the purchaser and the deed is recorded at the Recorder of Deeds.

(b)

This section does not alter the rights of tenants whose tenancies survive foreclosure.
