Mass. Gen. Laws ch. 244, § 25: Defective tender

Section 25. If suit was commenced before the expiration of the three years limited for redemption, and before or after entry for breach of condition, the plaintiff shall, although the tender alleged is found to be insufficient, be entitled to a decree for redemption as if no previous tender had been alleged.
